ZERO. There are never any charges for what I do. No charge to evaluate
your home and provide you with information. No charge to make
an offer to purchase your home. And no typical closing costs, fees,
or commissions

Are there

I am not a Realtor so there are no commissions to pay. And we
buy direct from you and pay all of the normal closing costs!

work?

It may be that I simply provide you with information and advice
on how to best solve your problem. Or I might point you to a
different way to sell your home that is better for you. It also
might make the most sense for me to buy your home and get you

How can you get me
CASH so quickly?
Selling your home the traditional way can often take 4-6 months,
plus another month or so for inspections, contingencies, buyer
financing approvals, etc. Since I have CASH and
have no contingencies, I can close in days.
What do you mean "no contingencies"?
A contingency is a clause in the purchase agreement that
allows the buyer to back out and cancel the purchase. Examples
of contingencies are "subject to inspection", "subject to buyer
obtaining financing", or numerous others. These are often
referred to as "weasel clauses" and many investors have them
hidden in the contract so they can walk away from the deal at
the last minute - which could really put you in a bad position.

Would I get more money selling through a Realtor?
Quite possibly. If you have plenty of time to sell, that may
be best for you. But remember, the average house ends up selling
for about 93% of the asking price. Then you can probably deduct
5 or 6 months of payments until you get it sold and closed. And
of course you have commission and closings costs to pay. So a
house listed at $300,000 could effectively be down to $250,000
after these costs. Plus you have strangers going through your
home, and the stress of waiting for an offer - and then hope the
buyer qualifies for a loan!
